So, how can I help you?

I can do an in home “walk and talk” consultation with you to discuss furniture placement, art, accessories, removal of items, etc. This 2 hour consultation is the “what you need to know” from the front yard to the back fence. We will walk the entire house, room to room and discuss all the necessities to make your house the BEST market ready it can be! Below is my consultation price based on the square footage of your home. This is a fabulous price to give you the information you need to stage the home yourself! You can decide from this consultation if you want to do what is needed yourself, or if you want to hire me further to completely take the stress away and stage it for you.

Up to 1800sf home: $150
1801sf to 3000sf: $200
3001sf to 4000sf: $250
Over 4000 sf: $300

My Occupied Home Staging fee is based on individual needs of the home. After the consultation, I will provide you with a proposal of the cost for me to select items from my inventory to highlight your home in the best possible way for the current market. The price will include selection of art and accessories, staging, de-staging and returning furnishings back into inventory. In this price you are getting my expertise in designing your home for the market which is essential in getting the buyers first attention! This fee is good for 60 days, if you should need to extend the staging further, the charge will only be 20% of the original price. I will furnish art and accessories from our inventory to accentuate your furnishings to create the model home.

You are welcomed to contact me for pricing concerning Vacant Home Staging. The Consultation fee for a vacant home is only $75 for me to come out and measure for furniture needed. This, of course, is a home that has little to no furnishings and no occupants. I will help you get the furnishings in your home that are needed to show the buyer how each room is to be used. It makes all the difference in the time on the market! Staging will cost you less than your first markdown. That’s why it is smart to start with staging!
